Balham property notes
Give every Balham task a clear outcome
Write the list by room and describe behaviour rather than labels. “Kitchen drawer drops on the right when opened” gives more information than “fix drawer”. Add when the problem began, whether anyone has already adjusted it and which tasks affect daily use. This creates a sensible order if an older fitting needs more time than expected.
Balham has terraces, converted houses, mansion flats, purpose-built blocks and recent apartments. Within one address, old masonry and plaster may sit beside dry lining, infilled openings or repaired walls. The fixing method for a cabinet, rail or mirror must follow the actual surface, condition and load; the building’s appearance cannot settle that decision.
Send close photographs of defects and wider views of the room. The second view reveals sockets, radiators, furniture, glazing and floor finishes that affect position and protection. Give quantities, measurements and product links. If an item is still boxed, include the model and installation instructions rather than relying on a shop photograph.
Separate general tasks from work that needs a specialist. Gas, regulated electrical systems, structural alteration and some leak or appliance investigations are not made suitable by adding them to an odd-job list. Declaring them early allows the correct service to be considered.
If the visit follows a recent move, renovation or tenancy change, note which defects were present at handover and which appeared later. Keep inventories, product warranties and installer details available where relevant. A contained adjustment can be planned without obscuring a defect that remains the responsibility of a supplier, landlord or previous contractor.
